House Rules

These House Rules apply to all stays at Crownverge Residences. By making a booking, checking in or entering the property, you agree to comply with these rules in full.

If you breach these rules, we may (at our discretion) ask you to leave immediately, cancel your booking and/or charge additional fees.

1. General conduct

  • Treat the property, other guests, neighbours and staff with respect.
  • No behaviour that is abusive, threatening, aggressive, discriminatory or otherwise unreasonable.
  • We may refuse entry or ask you to leave if your behaviour is unacceptable, with no refund.

2. Check-in, check-out and length of stay

  • Check-in and check-out times will be stated in your booking confirmation. Late check-out is subject to availability and may incur a fee.
  • You must vacate the room by the agreed check-out time. Failure to do so may result in an additional night's charge.
  • Stays are on a short-stay / temporary accommodation basis only.
  • We do not offer or create any form of long-term tenancy, assured shorthold tenancy or primary residence arrangement.
  • We reserve the right to limit the length of stay (for example, a maximum of 90 consecutive nights per room per guest) and to refuse back-to-back bookings that would turn a short stay into a de facto tenancy.

3. Guests, visitors and occupancy

  • Only registered guests may stay overnight in the room.
  • The maximum occupancy for each room type must never be exceeded.
  • Visitors are allowed at our discretion and must comply with these House Rules. You are responsible for the behaviour of anyone you invite onto the premises.
  • No unregistered overnight guests. If we find additional guests staying without prior agreement, we may charge additional fees, cancel the booking and/or ask you to leave.

4. Noise and disturbance

  • Quiet hours: generally from 22:00 to 08:00. During these times, noise must be kept to a minimum.
  • No parties, events or gatherings that may disturb other guests or neighbours.
  • Playing loud music, shouting, slamming doors or any other behaviour causing nuisance is not acceptable at any time.
  • If we receive complaints (from other guests, neighbours or authorities), we may ask you to leave immediately without refund.

5. Smoking, vaping, candles and open flames

  • Strictly no smoking or vaping anywhere inside the building, including rooms, bathrooms, corridors, stairwells and internal communal areas.
  • No candles, incense, shisha, hookah, barbecues or any other open flames or heat-producing devices.
  • If you smoke or vape inside, or set off smoke alarms through misuse, we may:
    • Charge a deep-cleaning fee;
    • Charge for any fire brigade call-out or damage; and/or
    • Ask you to leave without refund.

Where a designated smoking area is provided outside, you must use that area and dispose of cigarette ends safely and responsibly.

6. Safety and security

  • For your safety and that of others, CCTV may operate in communal and external areas.
  • Do not tamper with, cover, move or interfere with any safety or security equipment (including fire alarms, detectors, extinguishers, CCTV cameras, access controls or emergency lighting).
  • Fire doors must remain closed and must not be propped open.
  • Corridors, stairwells and exits must be kept clear at all times. No storing personal belongings in these areas.
  • Do not let unknown persons follow you into the building. Challenge or report suspicious behaviour to us where safe to do so.
  • You are responsible for your room keys or access cards. Lost or unreturned keys/cards may incur a replacement and/or lock-change fee.

7. Damage, loss and misuse

  • You are responsible for any damage to the property, furnishings, equipment or contents caused by you or anyone in your party (or your visitors), whether accidental or deliberate.
  • We may charge you for:
    • Repair or replacement of damaged items;
    • Additional cleaning required beyond normal use;
    • Losses caused by rule breaches (e.g. setting off alarms, flooding, misuse of facilities).
  • If damage or excessive cleaning is discovered after you leave, we may charge your payment card or invoice you using the details provided at booking.

8. Cleaning and housekeeping

  • Rooms are expected to be left in a reasonable condition.
  • Do not leave rubbish in corridors or communal areas; use the bins provided.
  • Do not dispose of sanitary products, wipes, cooking oil, or any inappropriate items down toilets, sinks or drains. Blockages caused by misuse may be charged.
  • If you create exceptionally heavy mess (e.g. spillages, food waste, confetti, decorations, etc.), inform us immediately so it can be dealt with safely. Extra cleaning may be charged.

9. Prohibited activities

The following are strictly prohibited on the premises:

  • Any illegal activity (including but not limited to drug use, possession or supply, handling stolen goods, or harassment).
  • Sex work, brothels, or using the property for any form of commercial sexual activity.
  • Unauthorised commercial activities, including large-scale photoshoots, film shoots, or events, unless agreed by us in writing in advance.
  • Subletting, assigning, or advertising the room or property on any platform without our written consent.
  • Bringing hazardous materials or weapons onto the property.
  • Tampering with electrical, plumbing, heating or ventilation systems.

We will report suspected illegal activity to the relevant authorities where appropriate.

10. Pets

  • Unless explicitly agreed in writing before your stay, no pets are allowed.
  • Where pets are permitted by prior agreement, additional rules and/or fees may apply. You remain responsible for any damage or nuisance caused by the animal.

11. Children and vulnerable guests

  • Children remain the responsibility of the accompanying adult(s) at all times.
  • Take particular care near staircases, windows, balconies (if any), bathrooms and other potentially hazardous areas.
  • We are not responsible for unsupervised children or vulnerable guests.

12. Property, belongings and liability

  • You are responsible for your own personal belongings. We are not liable for loss, theft or damage to personal items, unless required by law.
  • Do not leave valuables unattended in common areas.
  • Lost property may be kept for a limited period and then disposed of if unclaimed. You may be asked to cover postage or courier costs if you request items to be returned.

13. Compliance, breaches and termination of stay

  • We reserve the right to enter rooms (with reasonable notice where possible, or immediately in an emergency) for safety, maintenance, welfare checks or if we reasonably suspect a serious breach of these rules.
  • If you seriously or persistently breach these House Rules, we may:
    • Ask you to leave the property immediately;
    • Cancel the remainder of your booking;
    • Refuse future bookings;
    • Charge fees for damage, cleaning, losses or legal costs where applicable.
  • In serious cases (for example, criminal or dangerous conduct), we may involve the police or other authorities.
